Job Description

  • Source and evaluate raw land and brownfield opportunities suitable for socialized and economic housing developments.
  • Assess feasibility across legal, technical, regulatory, and execution dimensions in coordination with internal teams.
  • Drive transactions from initial sourcing through signing and key regulatory milestones, including LTS where applicable.
  • Structure and negotiate joint venture arrangements with landowners or developers where JV is the most efficient development structure.
  • Define commercial terms, risk allocation, governance, and exit mechanisms in line with the company's return and control requirements.
  • Coordinate JV-related due diligence across legal, technical, and regulatory workstreams.
  • Drive JV projects through permitting and regulatory processes, including LTS when applicable.
  • Contribute to the development of standardized JV frameworks to support repeatability and scale.
  • Establish and manage partnerships with developers to integrate the company into their development pipelines.
  • Structure collaboration models that support delivery of socialized housing and regulatory compliance requirements.

The Successful Applicant

  • 10 - 12 years of experience in Philippine real estate development, acquisitions, or investment roles with increasing responsibility.
  • Demonstrated track record in originating, structuring, and closing transactions across joint ventures, land acquisitions, and developer partnerships.
  • Strong working knowledge of socialized and economic housing regulations, with practical experience navigating DHSUD requirements and approvals.
  • Well-established network across developers, financial institutions, and relevant public sector stakeholders.
  • Solid negotiation and stakeholder management skills, with the ability to drive transactions through to execution.
  • Structured operator capable of managing multiple parallel deals and leading small to mid-sized teams.
